What's New in Quick Qualifier 8.0
New HUD Guidelines for 2008
Risk based pricing for finance MIP will start on 7/14/2008. This change will benefit borrowers with good credit scores and make the up-front premium slightly higher for lower credit score.
Increased down payments will also improve the pricing. Version 8.0 has all the new guidelines embedded. Combined with the increased loan ceilings, FHA will be a viable product for 2008.
Jumbo VA purchase loans
Veterans have traditionally been able to borrow four times their eligibility for a no down payment loan. Now many investors will also accept a 25% down payment on the amount that exceeds the previous no down maximum. Quick Qualifier 8.0 includes this option.
Buydowns!
With rising rate and Option ARM's falling out of favor, we have added Buydowns to the Open House Flyers. Pick from a 1-1, 2-1 or 3-2-1 buydown. The cost of the buydown instantly calculates and can be added to the buyer's closing costs or paid with rebate pricing. Sample
Built-in Email & PDF converter
Quick Qualifier now ships with its own PDF converter. A single mouse click converts your document to a PDF, opens your email and attaches it. It also adds a subject line and message. All you have to do is enter the recipient's address and hit send. Video
New Rent vs. Own
In addition to showing tax benefits of owning a home, QQ now uses your factors to project rent vs. house payment over the next thirty years. It also shows equity build up based on appreciation and loan amortization. Sample
Instant Option ARM's
Add a "Pay Option ARM" to your Finance Flyer with a single mouse click. Sale and Refi modules also show detailed payment options, including minimum payment schedule, interest only and amortization options. Sample
Export data to Point
You can now export your Quick Qualifier loan data directly to Point, by Calyx. You can also create a generic FNMA file to import into the other processing software systems.
Side by side loan comparisons
Capture two or three sale or refi scenarios with a single mouse click. Then print the loan details side by side comparing the difference in payment and cash requirements. Sample
Database backup and synchronization
Now you can start a flyer or buyer profile at home and save the database record to a floppy and take it to the office. There you can merge the record into your existing database. If you don’t have a floppy drive, you can save it as a file and email it to yourself. This new feature is also good for backing up the database. You can also save your setup defaults the same way.
Internet Rate Link
Interest rates can be uploaded to an Internet storage site. Then clients can download rates with a single mouse click. Rates will automatically infuse into loan scenarios. This feature can also pop a rate matrix onto the screen. Soon, your Real Estate agents will lose interest in your competitor’s rate sheets! (Loan Officer version only - $95/yr. Free 90-day trial.)
